Urgent & Emergency Repairs

Please ensure you read the below definitions which outline the difference between an urgent repair and an emergency repair.

Should your maintenance issue be of an urgent nature and within office hours please contact your property manager with an email and / or a follow-up phone call.

Should you have an emergency please call the appropriate trades person for assistance. They will assess the problem with you over the phone and then suggest a plan of action. Should the issue not be resolved out of office hours then please call your property manager the next business working for immediate attention.

For guidance of what is considered an emergency repair please refer to the list on this page. If you call a contractor that is not part of our preferred trades person list or if your repair is not deemed as an emergency you may be liable for the entire cost of the after hours call out.


Maintenance Considered an Urgent Repair
  • A burst or non operational water service
  • A blocked or broken toilet system if you only have one toilet on the premises. 
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • A failure or breakdown of any essential service or appliance provided by your RRP or agent for hot water, water, cooking, heating, or laundry.
  • Failure or breakdown of the gas, electricity, or water supply
  • Any fault or damage in the premises that makes the premises unsafe or insecure
  • An appliance, fitting or fixture that is not working properly and causes a substantial amount of water to be wasted
